Accommodation:

Sleeps 8 plus cot.

 

Comprises of a lounge, kitchen/diner, 4 bedrooms—2 twins, 2 doubles both with wash basins, bathroom with bath, overhead power shower and wash basin,

2 separate toilets. 

Conservatory. 

 

There are 4 steps to be negotiated to get into the property then everything is on one level.

· Woodburner ( wood included).

· All linen provided including towels and tea towels but please bring your own beach towels and cot bedding.

· Property available all year.

 

Nearest pub serving meals and Farm Shop noted for its home produced beef & lamb both just under 2 miles.

 

Pets: Unfortunately we are unable to accommodate pets.

 

Smoking: Sorry no smoking in the property.

 

Booking conditions—keep for reference:

Bookings are from Saturday to Saturday.

Short breaks also available outside peak weeks.

A £25 discount available for bookings of two or more consecutive weeks.

 

Payment:

Bookings may be made over the telephone or by email and your chosen weeks will be reserved for you. Confirmation of your booking will be sent to you on receipt of the deposit.

The balance becomes payable 4 weeks before the start of your holiday.

 

Deposit:

20% of the cost of the holiday required on booking ( minimum £50)

 

Cancellation:

In the event of cancellation please advise us immediately. You are liable for the total cost of the holiday but if the property can be re-let all monies except a £25 handling charge will be refunded. Every effort will be made to re-let the cottage but if unsuccessful any refund will be at the owner discretion.

 

Arrival & Departure:

The property is available from 3p.m. on the day of arrival to 10a.m. on the day of departure.

 

Guest numbers:

The number of people occupying the cottage must not exceed the number stated without the approval of the owner.

 

Cleaning, Damage, Breakages:

The cottage should be left clean and in the same good condition as found. Any breakages should be reported and we reserve the right to charge for any non trivial damage.

In the unlikely event of your cottage being unavailable for reasons beyond our control e.g. fire damage, we will endeavour to find similar alternative accommodation or give a complete refund. No further liability will be accepted.

 

Children are most welcome to enjoy the farm and its surroundings but it is the holidaymakers responsibility to ensure that children are adequately supervised at all times.  By arrangement the farm is open for you to enjoy on the understanding that you do so completely at your own risk.  Wellington boots a useful necessity.

 

The owners shall not be responsible for the death or personal injury of a holidaymaker, or loss, damage or accident to personal property unless this results from proven negligence of themselves or their employees.
